Development
· critical survey of site
· refine design and selections
· material/fixture selection checklist for clients
· job-site and showroom visits as appropriate
· draft detailed construction plans and elevations
· develop complete specifications and selection sheets
· develop preliminary project schedule
· fixed-price proposal and contract with payment terms
Signed Contract
Pre-Construction
· obtain required permits
· order all materials
· schedule all in-house and sub-contracted labor
· neighbor-goodwill letters
· pre-start meeting w/clients, designer, and project manager
Construction
· mask/protect job site
· walk-through with carpenters and subcontractors
· begin construction
· monitor accuracy and quality of all work
· reconcile plans and specifications with actual conditions
· obtain inspections
· respond promptly and thoroughly to client concerns
· document and implement change orders
· collect progress payments per schedule
· job-site clean-up
· final walk-through with client, designer, and project manager
